Optimal Mimarlik Yapi ve Tic. A.S. is an Istanbul-based contracting company with 25 years of experience in architectural applications, interior fit-out, curtain walls and complementary building systems. The company delivers technical, functional and aesthetic solutions tailored to residential buildings, villas, offices, retail stores, clinics, hospitals, hotels, factories, administrative buildings and commercial properties.
The company operates through two main departments: the Architectural Application and Interior Fit-Out Services Department and the Curtain Wall and Complementary Systems Department. Each department focuses on its own field of expertise, while construction details, material decisions, site organisation and project schedules are managed through a coordinated approach.
Our Two Main Areas of Activity
Architectural Application and Interior Fit-Out Services
The Architectural Application and Interior Fit-Out Services Department plans, coordinates and completes interior works in new and existing buildings on a turnkey basis. Project requirements, existing building conditions, intended use, construction schedule and budget are evaluated together before work begins.
Architectural application services include site surveys, measurements, coordination of construction details, material selection, procurement planning, bespoke fabrication, team organisation, quality control and project handover.
Interior fit-out services cover demolition and preparation works, partition walls, suspended ceilings, floor and wall finishes, painting, decorative surfaces, fixed furniture, interior doors, glass partitions, wet areas and complementary interior works. Details where electrical and mechanical installations interface with interior building elements are coordinated with the relevant disciplines.
Functionality, user comfort, operating conditions, material durability, construction time and maintenance requirements are managed together in offices, retail stores, clinics, hospitals, residences, villas and commercial spaces. The scope and programme are defined at the beginning of the project, and procurement, site implementation and handover are managed accordingly.
Curtain Wall and Complementary Systems
The Curtain Wall and Complementary Systems Department manages system selection, shop drawings, structural calculations, material procurement, fabrication, installation, site inspection, maintenance and repair.
Curtain wall services include capped, structural silicone and semi-capped curtain walls; panel glass and spider glass facades; and steel-reinforced curtain wall systems. Glass type, profile sections, connection details, water drainage, wind loads, thermal performance, fire safety and installation conditions are determined according to the technical requirements of each project.
Complementary systems include aluminium doors and windows, glass roofs and skylights, aluminium composite panels, perforated panels, mesh panels, ceramic and sintered surfaces, and other facade cladding solutions. Materials, substructures and connection details are determined according to the building’s intended use, architectural character and technical conditions.
An Integrated Approach to the Building Envelope and Interior
The building envelope and interior applications require different areas of expertise, yet they are directly connected in terms of overall building performance. Window and door openings, interior partitions, ceiling junctions, floor levels, thermal and waterproofing details, service penetrations and material interfaces create shared coordination points.
When both departments are involved in the same project, Optimal Mimarlik manages these interfaces through a single coordination system. This provides consistency between facade and interior decisions in terms of dimensions, details, materials and construction sequence while helping to reduce site conflicts, rework and time losses.
